Modern screen room with black frames in Georgetown, TX

A screen room is the simplest way to enjoy your backyard without dealing with mosquitoes, flies, and other insects. You get fresh air, natural light, and outdoor sounds while staying protected from bugs and weather. It's perfect for Georgetown's climate where you want to be outside but need some relief from Texas elements.

We build custom screen rooms that maximize airflow while keeping your space comfortable and bug-free. Our installations use durable materials designed for Texas weather and backed by solid warranties.

What You Get With a Screen Room

Screen rooms are straightforward structures, but quality matters. The difference between a screen room that lasts 20 years and one that falls apart in five comes down to materials and installation.

Features of Our Screen Room Installations:

  • Heavy-Duty Aluminum Framing: Powder-coated frames that resist rust and look good for decades
  • Quality Screen Materials: UV-resistant screening that won't fade or become brittle in Texas sun
  • Solid Roof System: Insulated panels that provide shade and protect from rain
  • Screen Door Entry: Wide doors that make moving furniture in and out easy
  • Electrical Options: Outlets and lighting so you can use the space after dark
  • Secure Attachment: Properly fastened to your house and foundation for wind resistance

Perfect for Georgetown's Climate

Georgetown has beautiful weather most of the year, but bugs can make outdoor time miserable. Mosquitoes come out at dusk right when you want to relax outside. Flies buzz around during cookouts. And don't even get started on wasps building nests in your patio furniture.

A screen room solves all those problems. You're protected from insects but still get fresh air flowing through. It's like having an outdoor room that stays comfortable and usable. Many of our Georgetown clients tell us their screen room becomes their favorite spot in the house.

Using Your Screen Room Year-Round

Spring and fall are obviously ideal for screen rooms. Temperatures are comfortable, and you'll use the space constantly. But even summer works great if you add a ceiling fan or two. The shade from the roof combined with airflow makes it perfectly pleasant on evenings and mornings.

Winter is the only season where you might not use it much, but that's just a few months in Central Texas. Some clients add portable heaters for chilly evenings. If you want true year-round use with heating and cooling, a three-season sunroom or four-season option makes more sense.

How We Build Your Screen Room

Screen room installation is one of our faster projects. Most are completed within 2 to 3 weeks from permit approval to final walkthrough.

Site Visit and Design

We start by looking at where you want the screen room. We measure the space, check your foundation, and discuss what features matter to you. Do you need extra-wide doors for furniture? Want specific screen door placement? We design around your preferences and your property's characteristics.

Permits and Preparation

We handle permit applications with Williamson County. Screen rooms need permits just like any structure attached to your house. While permits are processing, we order your materials. Everything is custom cut to fit your specific dimensions.

Foundation Work

If you're building on an existing patio or deck, we assess whether it needs any reinforcement. If you're starting from bare ground, we pour a concrete slab with proper drainage. The foundation needs to cure before we can build on it, which takes about a week.

Frame Installation

Once the foundation is ready, framing goes up fast. We securely attach the structure to your house, install roof beams, and add the aluminum frame for screen panels. This usually takes 2 to 3 days.

Roof, Screens, and Finishing

We install the roof panels, add all screen panels and doors, then run electrical for lights and outlets. After a final inspection to make sure everything meets code, your screen room is ready to use.

Customizing Your Screen Room

While screen rooms are relatively simple structures, you still have options to make yours perfect for how you'll use it.

Screen Types

Standard screening works fine for most applications, but we also offer specialty screens. Solar screens block more sun and heat. Pet-resistant screens stand up to claws better. And fine mesh screens keep out even tiny insects. We'll recommend what makes sense based on your situation.

Frame Colors

Our aluminum frames come in several powder-coated colors to match your home's exterior. White, bronze, and black are most popular, but we can order other colors if you want something specific.

Additional Features

Many Georgetown homeowners add ceiling fans for air circulation. Some want multiple electrical outlets for lamps or devices. Others ask for dedicated lighting circuits with dimmer switches. We can incorporate whatever features will make your screen room more functional for your family.

Investment and Returns

Screen rooms are one of the most affordable ways to add usable square footage to your home. A typical 12x16 screen room costs $8,000 to $18,000 depending on features and whether you need foundation work. That's significantly less than a full patio enclosure with windows or a climate-controlled sunroom.

You get immediate benefits in terms of outdoor enjoyment. No more cutting evenings short because of mosquitoes. No more rushing to bring cushions inside when rain threatens. And your patio furniture lasts longer when it's protected from direct sun and weather.

From a resale perspective, screen rooms appeal to buyers in our climate. They see it as functional outdoor space rather than just a concrete slab. It's not as valuable as fully enclosed living space, but it definitely adds to your home's appeal and market value.
